Tenants are responsible for repairs or maintenance that has occurred through Non-Fair Wear and Tear.
Non-Fair Wear and Tear repairs and maintenance can be caused by negligence, accidents, improper use or wilful and intentional actions. In addition, tenants are responsible, within reason, for damage caused by family members, guests or visitors.
Tenants are also responsible for any damage caused by fittings, fixtures or structures that have been installed during the tenancy. This includes damage caused by the removal or costs associated with the disposal of any fixtures, fittings or structures.
- Tenant lost keys or locked themselves out of property
- Tenant changing Housing standards, i.e. changing door hardware to substandard door hardware
- Broken windows or flyscreens
- Holes in walls or doors
- Stains or burns on carpets
- Dirty walls, including cooking and nicotine stains
- Cleaning and rubbish removal
- Any items missing from the property, i.e. flyscreens, doors, door handles, etc
