Housing Maintenance Request

All maintenance requests fall under TRM or Non-TRM.

TRM is Tenant Responsible Maintenance

Non-TRM falls under Focus ACT’s responsibility to fix.

What is TRM?

Tenants are responsible for repairs or maintenance that has occurred through Non-Fair Wear and Tear.

Non-Fair Wear and Tear repairs and maintenance can be caused by negligence, accidents, improper use or wilful and intentional actions. In addition, tenants are responsible, within reason, for damage caused by family members, guests or visitors.

Tenants are also responsible for any damage caused by fittings, fixtures or structures that have been installed during the tenancy. This includes damage caused by the removal or costs associated with the disposal of any fixtures, fittings or structures.

Common Examples of TRM:

  • Tenant lost keys or locked themselves out of property
  • Tenant changing Housing standards, i.e. changing door hardware to substandard door hardware
  • Broken windows or flyscreens
  • Holes in walls or doors
  • Stains or burns on carpets
  • Dirty walls, including cooking and nicotine stains
  • Cleaning and rubbish removal
  • Any items missing from the property, i.e. flyscreens, doors, door handles, etc

Identification of TRM

If you are unsure whether the issue you are having is a TRM, contact Focus ACT on (02) 6282 9422. The housing manager will help to determine if this is a TRM.

Maintenance Requests

Please log all non-urgent maintenance requests through the Focus ACT website form below.

Focus ACT’s Housing Manager will get back to you within 24 hours of the maintenance request.

Please note: Focus ACT reports maintenance requests directly to Programmed Facilities Maintenance. Once reported, PFM will act on the request in accordance with their outlined guidelines which you can find here: Maintenance Policy – Community Services (act.gov.au)
